Office Cleaning Checklist for Small Businesses in Oakland County

A small office stays presentable when the restrooms, the break room, and the floors are on a written list. Here is the checklist we use to scope suites in Oakland County.

Scope the suite before you buy a schedule

A two-room office and a floor of a building should not share a sentence of scope. Office cleaning at BH is written per site: who unlocks, which rooms, what time of day, and what is deliberately left to your staff. Closed offices stay closed unless the list says otherwise. We do not throw away anything on a desk that looks like work.

Oakland County has a lot of small suites: along Big Beaver in Troy, the Northwestern and Telegraph corridors in Southfield, office parks in Farmington Hills and Novi, and upstairs professional offices in downtown Birmingham. The checklist below is the usual starting point. Your quote adds and removes lines. It is not a slogan and it is not a rate card.

Ongoing janitorial for a whole building is a janitorial agreement, not a string of one-off house calls. Hard floors, tile, vinyl, LVT, and terrazzo, can be a floor-care line when the daily mop is not enough. Say which one you need.

Restrooms

Restrooms are the room clients notice and staff complain about. They are also the room that fails first if the paper runs out. We restock from the supply you keep on site. We do not bring a secret catalog of soap and towels and add it later.

A normal restroom pass covers the toilets, the sinks, the mirrors, the floors, the trash, and a wipe of the partitions and the door handle. Tell us if a restroom is public, or if it is a single staff washroom. The difference is how often it needs to be done, not a different company.

  • Toilets, sinks, and mirrors cleaned
  • Floors swept and mopped, trash emptied
  • Dispensers restocked from your supply
  • Touch points wiped: handles, switches, and the faucet

Break room and kitchenette

The break room is a small kitchen that everyone uses and nobody owns. Counters, the table, the sink, and the fronts of the fridge and microwave are the usual list. Inside the fridge is a staff problem unless you put it on the quote. A full cafeteria, with a serving line, is a different job from a coffee corner. If the suite shares a kitchen with another tenant, say whether we are allowed in it.

We wipe the microwave if it is on the list. We do not throw away labeled lunches. Coffee carafes get rinsed when that is written down. Spills on the floor get mopped with the rest of the hard floors, not left for the morning. A once-a-week wipe is a different quote from a daily pass, so name the rhythm.

Desks, glass, and floors

Open desks and sills get dusted. Papers stay where they are. We do not shuffle a stack to dust under it, and we do not tidy a creative mess into a new mess. Monitors can be wiped when they are off and the scope says so. Keyboards are a personal item. Ask if you want them included, and expect us to skip anything that looks fragile.

Trash and recycling are emptied and the liners replaced. Tell us which bins are recycling and what your hauler actually accepts. A careful office still fails if the bins are sorted wrong.

Vacuum the carpet and mop the hard floors, including the path from the entry to the desks. Glass entry doors and interior partition smudges are on a typical list because they are the first thing a visitor sees. Floor care beyond a damp mop, for a larger vinyl or tile field, should be named on its own so it is not confused with a nightly wipe.

  • Trash and recycling emptied, liners replaced
  • Open desks and sills dusted, papers left in place
  • Carpet vacuumed and hard floors mopped
  • Entry glass and interior partition smudges removed
  • Closed offices skipped unless the scope lists them

After hours, access, and what we will not promise

Most offices want the clean before staff arrives or after they leave. We schedule that around published service hours, Sunday through Thursday 9am to 5pm and Friday until noon, and around the day's route. Saturday is closed. If your building only allows vendors at 6pm, say so. We will tell you whether that fits.

Alarm codes, suite keys, and which doors stay shut belong in the notes. A substitute crew should not have to guess. Server rooms, file rooms, and any room with client files stay closed unless you list them. We do not shred paper.

Frequency is part of the checklist even though it is not a room. A client-facing suite in Birmingham may want the glass and the restroom several times a week. A back-office in Novi or Farmington Hills may be fine with two evenings. A Southfield or Troy suite that hosts visitors only on certain days can put the heavier visit before those days and a lighter trash-and-restroom pass on the others. Write the rhythm down. A crew cannot infer it from the lease in the lobby.

If the building management asks for a certificate of insurance, send the wording they gave you. This site does not claim a policy, a bond, or a license, and it will not imply one. We will only pass along documents the company actually has.

What to send with the request

The useful request names the city, the approximate size, how many restrooms, whether there is a break room, how often you want the visit, and when the suite is empty. A floor plan photo helps. A tour helps more, and it is not required to start the conversation.

Commercial cleaning covers offices, retail, clinics, janitorial, and floors. A clinic is not an office: we do not take regulated medical waste or sharps. If that is your building, use the clinic page instead of this checklist.

Questions

Can you clean our Troy or Southfield office after we leave?

Often, yes, if the time fits the published hours and the route. Sunday through Thursday the day runs until 5pm, and Friday until noon. Saturday is closed. Tell us the building's vendor hours when you request a quote.

Will you throw away papers on desks?

No. We dust open surfaces and leave work where it is. Closed offices stay closed unless the scope lists them.

Who buys the soap and paper towels?

You do. We restock dispensers from the supply kept on site. The quote does not hide a consumables catalog.

Is a small office a janitorial contract?

A single suite on a repeating schedule is office cleaning with a written scope. A janitorial contract is the right label when the site is larger or the agreement covers an ongoing building. We will say which one fits.
